What we repair
Common cases: settlement cracks at door and window corners, ceiling staining from roof or HVAC leaks, broken corner bead from furniture impact, water-damaged board from supply-line failures, sagging ceilings from prior over-spray of insulation, and the "before we list" cleanup ahead of a real estate transaction. Each gets the right scope — sometimes a 30-minute patch, sometimes a tear-out-and-replace of a 12×12 ceiling section with re-texture.
Insurance-claim work
For carrier-approved scopes we work directly with the adjuster, document the affected area with dated photos before and after, itemize materials and labor on the invoice, and provide a signed completion certificate. Common carriers we have repeat experience with include Allstate, State Farm, USAA, and Farmers — each has slightly different scope expectations, and we have a working knowledge of all four.
Repair vs. replace
A patch is the right answer when the surrounding board is dry, structurally sound, and the affected area is under ~8 square feet. Replace the whole panel when the moisture has migrated into the framing, when mold testing is positive, when corner bead is bent in three or more places along one wall, or when more than 30% of the panel surface is involved. We bid both options when the call is close so you can make a cost-versus-finish decision with the actual numbers.
